If your system fails inspection, Title 5 allows up to 2 years to complete necessary repairs or upgrades. You’ll receive a report outlining the issue. We’ll walk you through your options for repair or replacement—and help you comply with state deadlines.   


Technically, yes, if you have a cash buyer. You can list a home with a failed system. However, mortgage companies will not lend for a house with a failed system. In other words: you cannot close without a passing Title V inspection of your septic system, completed by an inspector who is licensed by the state and your town. Unless you have made other arrangements with your buyer, you will need to repair the system or escrow as part of the sale.  There are some exceptions for transfer of property between family members. Discuss with your real estate agent and attorney to make the best decision for your situation.  


Title V inspections related to a property sale are generally valid for 2 years. If a property is sold more than once in the 2-year period, the single inspection is valid for all property transfers.

If a system is pumped annually and the pumping records are available, an inspection is valid for 3 years.


We work with the system designer or engineer for soil testing & perc test. We are the hole diggers for the perc test. 


 Typical installs take 1–2 weeks


It can take several months for a new septic system to be installed. First, a system designer or engineer has to visit the site and do a perc test with us (the hole diggers) and someone from the town's Board of Health. Then, the system designer makes a plan that goes to the Board of Health for approval. This process can take several weeks or even months if the plan needs to be revised. After the plan is approved, the installation can begin unless there are other factors like proximity to wetlands, conservation land and neighboring properties.

A Title V inspection ranges from $400 to $800, depending on property size, local requirements, and the specific condition of the septic system. Factors influencing the total cost include the need for septic tank pumping, the complexity of the system, and potential local filing fees.
